What to Consider When Planning HVAC for a Commercial Fitout
Whether you’re fitting out a new office, retail space, medical centre, or hospitality venue in South East Queensland, your HVAC system is one of the most critical decisions you’ll make. A poorly designed or undersized air conditioning system can undermine your entire investment, driving up energy costs, reducing occupant comfort, and causing ongoing maintenance headaches. At Ascot Air, we’ve delivered HVAC fitout solutions for some of Queensland’s most prestigious commercial projects, and we understand what it takes to get it right from day one.
Start with the Design Brief
Before any equipment is specified, your HVAC designer needs a thorough understanding of the space. Key factors include the floor area and ceiling heights, the number of occupants and activity levels, equipment heat loads (servers, kitchen equipment, lighting), glazing and solar orientation, and hours of operation. Getting this right at the design stage prevents costly oversizing or undersizing later.
Understand Your System Options
Commercial fitouts typically have several system options available, depending on budget, building type, and performance requirements. Variable refrigerant flow (VRF/VRV) systems are highly flexible and energy efficient, ideal for open-plan offices and multi-tenancy environments. Chilled water systems suit larger buildings where centralised plant rooms are available. Split and multi-split systems work well for smaller tenancies or where budget is the primary consideration. Ducted air handling units provide excellent air distribution for large, open commercial spaces.
Plan for Energy Efficiency and Compliance
All new commercial installations in Australia must comply with the National Construction Code (NCC) and relevant Australian Standards. Energy efficiency is a key compliance requirement, and increasingly, clients are seeking Green Star or NABERS ratings for their buildings. Specifying high-efficiency equipment, variable speed drives, and effective BMS integration from the outset is far more cost-effective than retrofitting later.
Coordinate with Other Trades Early
HVAC ductwork, piping, and equipment require significant ceiling and floor void space. Early coordination with electrical, fire, hydraulic, and structural trades avoids costly clashes during construction. BIM (Building Information Modelling) coordination is increasingly standard practice on commercial fitout projects and helps identify conflicts before they occur on site.
